Dear International Living reader, The old Rivieras of France and Italy are beautiful. But they are also overcrowded, heavily developed, and among the most expensive places on earth. Affluent travelers and buyers are increasingly looking beyond them. So where are they going? Our real estate expert Ronan McMahon has identified five European coastlines where better access, rising tourism, and new investment are beginning to transform places the wider world once overlooked. Today, Ronan takes you to one of the earliest-stage coastlines detailed in his new report—a spectacular coast that was sealed off from the outside world for decades, where Americans are welcomed with open arms, and where you can still own sea-view apartments a short stroll from the beach for $149,000. Ronan tells you more below... |

The New European Riviera Where Americans Are RoyaltyBy Ronan McMahon |
A narrow coast road twists above the Mediterranean… Far below, turquoise water meets white-sand beaches and hidden coves. Tiny green islands sit just offshore. Ancient ruins overlook the sea as steep mountains rise almost directly from the coast. This is one of the last places in Mediterranean Europe where you can travel along a spectacular coastline and feel that the wider world has only just begun to discover it. My scout, Eoin Bassett, has spent decades scouting real estate destinations around the world. Yet he ranks this coastline as the most beautiful place he's ever visited. But beauty is only the beginning of the story. Because this coast lies in a country that, until relatively recently, was almost completely sealed off from the outside world. This destination is one of the five stunning coastlines featured in my new report, Europe Unlocked: The New Rivieras. Get instant access for just $17 here. Americans receive an unusually warm welcome in this country. That affection has deep roots. In the capital, a statue honors Woodrow Wilson, who opposed proposals that threatened to partition the country after World War I. In 1924, the government even renamed one of its ports “Wilson” in his honor. Today, U.S. citizens can enter without a visa and remain for up to one year. But that welcome is only part of the appeal. To understand why this coastline is on my radar, it helps to look at how Europe’s established Rivieras emerged… |

Europe’s New RivierasThe French Riviera wasn’t always the French Riviera… For centuries it was a poor, sun-blasted stretch of coast that nobody paid any attention to. Then English aristocrats and Russian nobility arrived seeking warmth, beauty, and escape. They built villas, grand hotels and casinos. And within two generations a forgotten coastline had become the most famous address in the world. It was the same with Italy’s Amalfi Coast… It was once just a collection of isolated fishing villages. John Steinbeck wrote about Positano when it was still quiet. Greta Garbo went to Ravello because it was somewhere she could vanish. Now millions of vacationers flock to the Amalfi every year. This is how Europe’s legendary coastal destinations were built. Not by governments or tourist boards. But by the movement of wealthy people seeking beauty, sunshine, space, and privacy. Now wealthy folks are on the move again… Why? Because the French Riviera is overbuilt and overcrowded. The Amalfi charges $1,500 a night for a hotel room (I know because I used to pay $300 for the same room). The established Rivieras are maxed out. So, the wealthy are establishing new ones in their place. Finding the “next places” like this is what my team and I do. We spend more than $1 million on travel and research every year. We walk the streets… meet local insiders…view properties…talk to developers… Then we share that firsthand intelligence with members of Real Estate Trend Alert, or RETA—the group I founded in 2008. All this boots-on-the-ground scouting is how we zeroed in on this emerging Mediterranean coastline… |

A Coast Cut Off From the WorldFor decades, a brutal communist dictatorship cut this country off from its neighbors and from the wider global economy. When the regime finally collapsed in the 1990s, stability did not immediately follow. The country plunged into chaos. A vast network of pyramid schemes wiped out the savings of ordinary citizens. The army disintegrated. Weapons poured into the streets. Gangs took control of parts of the country. Thousands of people fled, leaving to find work and build new lives elsewhere in Europe. For years, this was not a destination that featured on the radar of international tourists, second-home buyers, or real estate investors. But quietly, a different country has emerged from that turmoil. A more stable country… A more accessible country… And a country that is now beginning to reveal one of the most extraordinary coastlines in Europe to the wider world. |

Ambitious infrastructure projects are transforming access. Roads are improving. Previously remote coastal towns and beaches are becoming easier to reach. And that is helping unlock a Riviera that stretches from a magnificent ancient city close to the Greek border, north through a string of beach towns and villages, before climbing toward one of the most dramatic mountain passes anywhere in Europe. The drive along the coast takes in steep cliffs, wide Mediterranean views, secluded bays, traditional settlements, and beaches that look more like the Greek islands than an emerging European market. One beach, set between a cluster of small offshore islands, has been ranked among the finest in the world. Elsewhere, the central portion of the coastline remains surprisingly undeveloped. Across much of Mediterranean Europe, the best stretches of coast were built out decades ago. Prime land is scarce. Prices are high. The strongest resort towns are already mature global destinations. Here, the story is at a much earlier stage. And there’s still time to get in… |

The World is Discovering This RivieraTravelers are beginning to arrive in huge numbers. Last year, they hit a record 12.47 million foreign arrivals. And current property prices show just how compelling the country’s real estate story may be to foreign buyers. Consider a listing my team found on the coast. It is a furnished one-bedroom home, with panoramic views across the sea. The main living space opens onto a sea-view balcony. There is a modern kitchen, a renovated bathroom, and a bedroom with its own balcony access. The beach and town center are a 10-minute walk away. The port is about 15 minutes on foot. Monthly management fees are just €15 (about $17). The asking price? €130,000 (about $149,000). |

For buyers seeking more space, another listing shows what is available further up the market. This three-bed stone villa comes with a separate studio, approximately 2,142 square feet of internal space, an 861-square-foot panoramic terrace, a large garage, and a garden planted with lemon and orange trees. It is listed for €385,000 (about $441,000). |

This Coast Is Being Discovered…FastFor decades, difficult access helped keep this coast beyond the international spotlight. Now that is changing. A new tunnel has cut journey times to the coast. Passenger numbers at the country’s main airport have soared, and a new coastal airport is moving closer to opening. Foreign arrivals have nearly doubled since 2019. But this is not yet a mature international destination. It does not have the polished infrastructure of the Algarve or the superyacht marinas and branded resorts of the French Riviera. It is earlier, rougher, and riskier. That is precisely why it’s so intriguing. In Europe Unlocked: The New Rivieras, I reveal the full story of this remarkable coast—along with four other European destinations where the same forces are creating potential opportunities. Get the complete report and a 90-day RETA trial for just $17 today. When you do, you’ll also receive:
